Perched 500 feet on a hillside in the gated enclave of Upper Peter bay is an elegant sanctuary in a mesmerizing setting. Villa Carlota was lovingly constructed by a family whose dream was to create a stylish residence adorned with art and antiques collected from their extensive world travels while preserving privacy as their family grew.

Luxurious five bedroom, six and one half bathroom Villa with fully furnished gourmet kitchen, separate “Owner’s Cottage” with living area and kitchen, multiple verandas and patios surrounding an outdoor kitchen with grill & ice maker bordering an infinity pool and spa with amazing views of the Caribbean.

Noted for our amazing views, luxuriously appointments and privacy Villa Carlota offers five large bedroom/bath suites, large main living room and dining room, gourmet kitchen as well as a cottage with a smaller living area with an adjustable sofa sleeper, kitchenette, bath suite all across three pavilions with central A/C, high-thread count linens, ironed for your pleasure, hand carved mahogany furniture, large private balconies, thick all cotton bath towels and L’Occitane products for our guests to try. Property is completely WIFI with smart TVs featuring Dish Network as well as streaming.

Through an electronic gate and from the driveway courtyard, a native stone entryway welcomes you; a graceful coral stone staircase curves down to the expansive terrace where an Italian baroque lion’s head fountain spouts a bubbling welcome.

A second Italian marble fountain gurgles at the pool’s edge, a large infinity-edge pool which blends into the magnificent 180-degree view of Peter Bay below and the Caribbean Sea beyond, a vista dotted with the islets and cays of the U.S. and British Virgin Islands. All of the perfect National Park beaches, such as Trunk and Cinnamon Bays, are less than a 10-minute easy drive from Villa Carlota. Beach chairs, beach towels and cooler are provided for your trips to the beach, fill the cooler with ice from our extra large ice maker beneath the pool bar and enjoy! Rinse off in the outside stone shower on your return.

Policies:
Guests renting 14 days or more will receive a discounted rate to be determined, as well as additional mid-weeks approximately every three to four days. Guests renting for 28 days or more will receive a larger discount, tbd, and additional mid-weeks as well, please contact us.

Villa Carlota is an entirely non-smoking villa, there is an area by the driveway entrance if someone
wishes to smoke.

We also do not allow any events without the Owner’s written approval such as large parties,
weddings, showers, etc.

A $2500 security deposit will be required to be held by your company. The security deposit will be
returned within seven days of departure if there is no damage. If there is damage it will be
photographed and sent with our claim.

We appreciate a seven day minimum stay but we do understand that does not work for everyone, if you have someone interested in a shorter rental please contact me for appropriate pricing.

The seven day rate includes: a Meet and Greet when you arrive on St. John, assistance to get your rental vehicle if they have been rented on St. John, escort to the Villa which is a gated property (you will  receive keys as well as a gate remote), short tour explaining how stereo and TVs work (all TVs are Smart TVs and capable of streaming, stereo has the Sonos app for the outdoor speakers, entire property is WIFI), 24/7 access to our on-island Property Manager and a Mid-Week which consists of linen change and trash removal.

We also provide our guests with beach chairs, separate beach towels and a cooler which can be filled from our extra-large ice maker under the pool bar.
