House with a View
“Your house had everything we were looking for – and we have leased a lot of homes in Coral Bay over a period of 10+ years. My number one requirement is a “house with a view” – not only do you have a spectacular view outside but inside as well!! Comfortable but not too stuffy. Kitchen had everything we needed. The quietness of the property is indescribable! Abutting the V.I. National Park is a plus!! We enjoyed all the house had to offer, from the views inside and outside, the pool, hot tub, the landscaping, the grill, the stocked kitchen and the breeze from the windows! We spent quite a bit of time hiking…saw many, many animals and critters such as goats, donkeys, mongoose, hermit crabs, hungry pelicans, deer, sea turtles, stingrays, coral, coral, coral!! “We had such a wonderful time here at Moonswept. What wonderful memories! Swimming at Trunk Bay, watersports at Cinnamon Bay, Sunday brunch at Miss Lucy’s – the food was well worth the wait. Hanging out at Hanson Bay Beach on Sunday was so much fun – Swimming at the floating bar – the Caribe beer, the “hippy” vibe was very entertaining. We were also so lucky to be here to enjoy watching Michael Phelps win some gold during the Olympic Summer games. We’re enjoying the end to some wonderful action packed but relaxing days. You made us feel so welcome.”

HEAVENLY WEEK AT MOONSWEPT AND CORAL BAY
“We just came home from a most glorious week at Coral Bay and your beautiful Moonswept villa. As advertised, it has magnificent views and fresh breezes. It is beautifully appointed and laid out Our daughter and son-in-law, who are relative newlyweds, joined us for the week and they too loved it. They had been to the Maldives for their honeymoon last August and could not decide which was lovelier but were learning toward St. John.
We were out and about every morning to a different beach with the chairs, umbrella, and cooler, then moved on at lunchtime, either to a little roadside lunch, or a picnic lunch at a different beach. Spent a day on a motorized double hulled 26 footer visiting Tortola, Jost Van Dyke, and many of the little islands that litter the waterways and which offer snorkeling or just pristine, empty beaches. There was a country music festival arriving for the weekend with a preliminary build up at Jost Van Dyke which was noisy, fun and a bit wild. We looked in on it but left quickly as noise and crowds we can have anywhere.
We cooked at the house four evenings enjoying the gas fired grill as well as all the pots, pans, bowls, etc. that are part of the house. Ample towels also were wonderful as well as the washer/dryer. Wildlife was abundant with mongoose, donkeys, goats, iguanas, chickens and all the tropical fish and turtles. We saw a young deer venture into the waters edge at sunset at Water Lemon beach to browse or just cool off.
Calabash Boom, the dirt road heading up the switchback to the villa, was easily negotiable with a four wheel jeep, but had to be taken at a slow pace.
Dave D, the caretaker, was not to be seen but was available for any questions we had. We pretty much navigated the island ourselves but he was most willing to help if we needed anything.
We loved our stay and are hoping to get back again.”

The house, pool and grounds are beautifully maintained by the caretaker (Dave). Wonderful house and location for my husband, 2 boys (5 & 7 years old) and myself. “4th time at Moonswept was phenomenal! Once again, the views were remarkable and indescribable. While the trip up and down Calabash Boom can be challenging, the reward is oh, so worth it! Villa was great as always! Dave keeps the villa in tip top condition and it certainly shows. We hope our next visit will be two weeks as one week is not enough! Moonswept always gives us a serious case of villa gravity! We have so many plans to hit the beach and find ourselves unwilling to leave such a special place! Amazing View and a great place to stay
“This was our 3rd time to St. John and was our favorite place to stay. So many great extras in this house. We could tell that a lot of effort went into the planning and maintenance of this home. The beds were super comfortable, the breeze was wonderful (no AC needed), and the patio/pool area was exceptionally well planned. We loved sitting out under the stars in the hot tub. It was so private and quiet we slept with the windows open every night.

TERMS AND CONDITIONS OF THIS VILLA RENTAL
When you make a reservation, you will receive a Vacation Rental Confirmation/Invoice from us requesting your deposit on MoonSwept Villa. This Vacation Rental Confirmation becomes a binding agreement when you send us your rental deposit; it states the terms and conditions concerning this villa rental between you (the “Guest”) and your principal, Garry Dial. Your sending payment in response to this invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below. If you have any problems or questions with any of the following, please be sure to phone us for discussion and explanation before you send us your rental deposit monies.
OUR PAYMENT AND CANCELLATION POLICIES:
Half of your rent is due here within 5 days of booking to confirm your reservation. Failure to make this payment subjects your reservation to automatic cancellation. The balance due of rent, Government Hotel Tax, and damage deposit must be paid in full at least 45 days prior to your arrival. All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made IN WRITING. If you cancel more than 45 days prior to your arrival date, 80 per cent of your total rent will be refunded to you and 20 per cent of your total rent will be retained by Garry Dial as full liquidated damages. If you cancel within 45 days of your arrival date, Garry Dial will retain 100 per cent of your total rent as full liquidated damages. However, if your cancelled dates are rebooked to another guest, 80 per cent of your rental monies will be returned to you for the nights rebooked, and 20 per cent will be retained by Garry Dial as full liquidated damages. In rare cases, we may be persuaded to allow you to rebook your villa at a later date, without penalty to you. Refunds due to last-minute reductions in the total headcount originally booked will only be considered on a case-by-case basis when requested within 45 days of your arrival.
We highly recommend travel insurance! Finally, please send your payments in on time to avoid cancellation of your reservation. If you must change or cancel any portion of the services you have already booked, please notify us IN WRITING (by email or letter.) No-shows, late arrivals, a reduction in number of persons in your group after your arrival, and early departures after your arrival are non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, and/or which causes the Guest extreme, undue discomfort or serious inconvenience (see also Complaints and Maintenance below). Guests who abandon their villa without permission from Garry Dial agree they have no rights to compensation.
Guest understands that all rental monies shall be deposited in an interest-bearing escrow account until the rental begins, with any and all interest accrued to the benefit of Garry Dial.
Damage deposits are fully refundable within 45 to 60 days of your departure, provided there is no breakage, damage, missing items, no additional cleaning for villas left abnormally dirty, long-distance calls charged to the villa’s telephone, and no other charges incurred before, during or after your stay, still outstanding. All normal utilities (except for long- distance phone calls or careless or extremely excessive use of your villa’s water supply) are included in your rental price. You hereby agree to pay Garry Dial the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear.
Locked pantries and closets are reserved for the use of the villa owner and are not included in this rental. You as the Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. The villa is fully furnished, including an ample supply of bed linens and towels for Guests’ use. Rearranging the furniture or removing any items from the villa is prohibited.
Garry Dial assumes no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from their villa. Transportation (airlines, ferries, charter vessels, rental cars and taxis) is supplied by providers who operate independently of Garry Dial. He assumes no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers. Furthermore, Guest is responsible for his villa during occupancy, must lock villa’s windows and doors securely at all times when not on the premises, and must exercise care in securing all personal property. and/or by your escort or local contact people. Garry Dial reserves the right to refuse service or rentals to anyone at their complete discretion.
Pets of any kind are NOT allowed in or on the villa’s premises without specific written permission from Garry Dial (granted prior to arrival). A pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit.
COMPLAINTS AND MAINTENANCE:
Garry Dial shall make every effort to keep MoonSwept Villa and it’s inventories in good working order. In case of a maintenance problem, he will strive to repair the problem as soon as possible after being notified. He reserves the right to be allowed several hours (up to 24 hours) to cure a reported problem. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, internet service, water, pool filtration systems, hot tubs, air conditioning, television or cable service, appliances, etc. It is the Guest’s obligation to report any problems or damage to the villa IMMEDIATELY to the Villa Managers, Emily Friess and Anthony Pirolli, regardless of the hour.
CHECK-IN and CHECK-OUT TIMES:
Guests must vacate their villas no later than 11 AM, and check-in time is 3 pm – NO EARLIER! If you would like a later check-out time, you are required to check with the Villa Manager during your stay to see if another group is arriving the day you leave. If not, you might be able to stay on later into the afternoon at no charge, but you are required to get prior permission to stay later than the published check-out time.
ENTRY INTO VILLA:
The Villa Managers may enter your villa to perform any repairs as necessary.
DRUGS AND HAZARDOUS MATERIALS:
Guest and members of his party shall not use or permit to be brought into the villa any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.
Garry Dial shall charge Guest $25 for each set of lost or mishandled keys. Guest is required to follow all instructions precisely on where to leave your villa keys when you depart – call our Villa Managers if you are unsure!
CAPACITY OF VILLA:
The total number of persons allowed to stay in the villa at any one time is restricted to the number of persons scheduled and paid for, based on two persons per bedroom. Should a group misrepresent themselves, they will be required to pay for all excess persons immediately, or shall vacate the villa without refund.
QUIET ENJOYMENT AND PARTIES:
MoonSwept Villa wishes to maintain a family atmosphere for the quiet enjoyment of Guests. We rent to family groups and responsible adults only; absolutely NO house parties or functions such as weddings are allowed without advance WRITTEN permission from Garry Dial. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood, particularly after 10 pm at night.
In any dispute arising out of this rent agreement, the laws of the United States Virgin Islands shall apply and the prevailing party shall recover its costs, expenses and reasonable attorneys’ fees. This Vacation Rental Agreement Confirmation becomes a binding agreement when you send Garry Dial your rental deposit. Your sending payment in response to this invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed above. SOME VERY IMPORTANT NOTES FOR YOUR INFORMATION
PLEASE READ CAREFULLY!
YOUR ARRIVAL ON ISLAND – IMPORTANT!
You will fly into the Cyril King Airport in St. Thomas. You have a choice of renting your car.You can rent at the airport and drive to the ferry dock where you will catch the boat to St. John. Or you can take a taxi to the ferry and rent a car when you arrive on the island of St. John. Please note that if you choose to rent a car on St. John, it cannot be taken over to the island of St. Thomas.
We will need to know your airline FLIGHT NUMBER, ARRIVAL AND DEPARTURE TIMES, AND YOUR CAR RENTAL COMPANY at least THREE WEEKS before you travel (please email this vital information to Emily Friess at firstname.lastname@example.org.) This is essential.. Always travel with your list of island contact numbers in case of emergencies. And be sure you remember to bring your passport OR your original (or certified copy) birth certificate with a photo ID. [U.S. PASSPORTS ARE NOW REQUIRED TO GAIN ENTRY BACK INTO THE UNITED STATES IF YOU ARE PLANNING A DAY TRIP TO TORTOLA, VIRGIN GORDA, or ANEGADA .] If your flight is delayed or cancelled while en route, you are REQUIRED to contact Emily Friess so she can notify everyone involved, including your car rental company –failure to do this will result in a $50 penalty. You may phone Emily at 419-261-2789. We are on Atlantic Standard Time (during the winters, this is one hour ahead of New York’s time).
Once you have arrived on St. John you will get your rental car (if you’ve chosen to rent on St. John) or simply proceed to Coral Bay where where Emily or Anthony will meet you and take you up to Moonswept Villa Upon arrival at the villa, you’ll be given your keys and an island and villa orientation to get you settled and comfortable. These “meet-and-escort” services are included in your rental rate; there is no extra charge for these services, although a tip for your escort is at your discretion for excellent service. You’ll also have the Villa Manager’s day and night phone numbers for contact in case you need anything (even advice!) during your island vacation. However, transportation back to the airport or ferry dock upon your departure is NOT provided or included. Please be sure that you rent a vehicle large enough for your entire party PLUS your luggage! Island rental cars are usually small compact models, and jeeps will hold four passengers but little to no luggage – please plan accordingly.
You are required to phone (or text) the Villa Manager before you board the ferry or car barge from St. Thomas to St. John, so she will know at what time to expect you in Coral Bay. Please be sure to travel with all island contact numbers! You may rent a car on St. Thomas and barge it to St. John for your stay (except Hertz cars); for complete information on barge schedules and fares, please ask the Villa Manager. The St. John passenger ferry from Red Hook (East End) charges $6 one way, plus $4 per piece of luggage, and the trip is about 20 minutes. Due to heightened security, all passengers are now required to tag all pieces of their baggage, and to travel with their photo I.D.s, which may be checked at boarding on all ferries. Luggage tags are for sale for $4 each at the ferry ticket booths. Prices are subject to change.
We send in a cleaning service before your arrival and after your departure so that your villa is very clean. If you require midweek or daily maid service it is available at an extra charge. This must be arranged with Garry Dial and the Villa Manager prior to the first deposit. Please request pricing for these needs upon booking. This service is for hotel-type general cleaning and tidying only; any personal laundry, cooking, or babysitting must be arranged in advance, and prices set according to services required. We’ll be happy to book these extra services for your vacation.
GROCERY DELIVERY and A CHEF FOR YOUR VILLA STAY
With sufficient advance notice, we can pre-stock your villa with the food and beverages of your choice. So, especially if you are arriving in the afternoon or traveling with small children, let us deliver your custom grocery order to your villa just before your arrival. There is an extra charge for this service. For these and all other needs, please contact our Villa Manager.
TIPPING THE VILLA’S STAFF
For really excellent service with a smile, we recommend tipping about $20 to $30 per week for each housekeeper. And if you have food and drink left in your villa when you depart, you may also leave these for the housekeeping staff – they will appreciate it.
Our island is mostly very hilly which provides dramatic sweeping vistas from many locations. One of the beauties of MoonSwept Villa is that you walk straight out of your car to the front door without having to negotiate stairs. Once inside everything is on one level, including access to the pool, and the doors have been made wide enough to accommodate a wheelchair if necessary.
