Conched Out (pronounced Konked) offers a two Bedroom Coral Bay, St. John accommodation with a comfortable Great Room between each bedroom. Enjoy ocean views from every room.
Perched on a low ridge just 250′ from the ocean ‘Conched Out’ is so close to the sea you can hear the waves on the beach below and sea fish from the deck. You are facing east so you will always have a cool breeze to make open air island living comfortable,but because you are close to the water the breeze is gentle and pleasant, unlike the gusty winds at homes higher in the hills.
It’s All About the VIEW
If you get one of those rare rainy spells, browse the library or lounge in front of the flat screen and fire up the blu-ray for a good flick, sports event, news or whatever. Play a game or two until the sun returns (maybe 30 minutes or so). There is high speed WiFi for getting a little work done or planning your future outings. The Bose companion speakers can play whatever music you have with you or use on WiFi.

There is ample space for 6 to dine in the north end of the living room
or on the deck outside in front.
The u-shaped fully equipped kitchen has a bar separating it from the living area.

The 2 queen bedrooms, sunken 3 steps, are at the north and south end of the great room affording ample privacy. Each has it’s own balcony deck with ocean views right from your pillow. A beautiful sunrise is the perfect start to your day in paradise!
There are also lounges and a large hammock on the deck. The deck is a really pleasant place to lounge, read, or sip a cool drink while watching the boats sailing in and out from coral harbor to the northwest or Johnson bay just below you.

Throw something good on the barbecue while your enjoying that cool drink! No ship can get to Coral Bay Harbor without passing by ‘Conched Out’ (we should have some cannons, but we chose conch horns instead)! Fire off a warning blast and the signal will be returned 🙂 Blown properly, (like a french horn) the Conch shell delivers a low soft tone that can be heard for miles!

This was our first visit to St. John. We were looking for a relaxing, self-paced week away from the cold and snow in a place that wasn’t too crowded or commercialized. Couldn’t have found a better destination.
Stunning harbor view from the deck, nice breeze.
Conched Out was perfect for us – quiet, private, comfortable.
Very clean and fully equipped for preparing meals, but also close to nice restaurant choices.
We spent the week on beaches, hiking, snokeling- there are lots of options. Cathy was very helpful suggesting outings and helping us get acclimated.
We rented one of her Jeeps – everything is just far enough away that is really a necessity.
Can’t wait to go back.

We spent eight nights here in January and everything was just about perfect. The view from the deck is incredible. Breezy too. Kathy has set up the house up beautifully with a well appointed kitchen and comfortable furnishings. She is a great “Landlady”. The driveway is a bit rough, but that is Saint John. The deck is close to heaven. We were a party of three friends and with two bedrooms and a futon in the living room we all had plenty of space. Great kitchen. Nice dining room. Cell phone service non-existent for Verizon customers but it was a nice vacation from that device (and we could still use it if we wanted to pay for international service and use the BVI cell towers. We didn’t want to. A perfect, tranquil spot. I hate to even share it here, afraid that we will never be able to get it again.

When visiting an island, we love a great view, a nice bed, a clean home, and a great sound system is a bonus. This home supplied all of this!
It is not fancy, but the view is absolutely amazing. It was perfect for us.
We awoke every morning to a glorious sunrise. Not a morning person? This may not be for you. We, however, could not believe how incredible it was. We ate breakfast on the deck watching the boats in the channel. Road for Coral Bay was easy. Spend the day at fabulous beaches, and made it back for drinks and moon watching. Nothing beats watching the stars, drinking a great rose, and listening to your music.
This home was very simple, but just perfect if that is what you like! We did!

We just returned from our second stay at Conched Out and have already booked another 2-week stay for 2018. This will give us the whole year to look forward to that amazing view of Coral Bay and the surrounding islands. Now that we have found our new favorite location on St. John (Maho Camps closed several years ago) we can’t imagine staying anywhere else. The house has everything you might need to enjoy a vacation in this National Park paradise and delivers it at an affordable price. There are no “surprises” and the house is just as it appears in the listing, and Catherine Noonan is available should you ever need anything.
Mornings were spent waking up to the sound of waves on the beach and the view of the Caribbean right from our bed. The deck was the perfect place to enjoy morning coffee and breakfast while planning our day. The hardest decision of the day was choosing which beach to visit and reef to snorkel. We liked to pack a lunch in the house cooler and take along the “backpack” beach chairs so we could be totally independent for the day. A quick stop at one of the Coral Bay groceries stores on the way back home provided the makings of a home cooked meal on the Weber grill which we enjoyed on the deck. You won’t find a better view at any one of St. John’s restaurants. As day turned into night, the new, smart TV provided a wide choice of entertainment and we found ourselves revisiting our favorite “Doc Martin” shows on Netflix. Then it was off to bed to fall asleep to sound of the ocean.
This year was very special for us with the addition of our son and oldest granddaughter (5 years old) who shared Conched Out in the second bedroom for one of our two weeks. The house is laid out with a bedroom at either end making it quite private with a share living space in between. We hope that our little “snorkeler” joins us again next year.

We just completed 10 days at Conched Out and are already planning our next trip. We have to travel a long distance to get to St John, so we are especially picky about where we stay. This place was perfect for us. The views and breezes and lapping waves at night that others have referred to are better than described. The islands and boats in the view are amazing day or night. There is all sorts of wildlife nearby, from wild donkeys, to iguanas, to deer, to exotic birds. The house is just a couple minutes from the main road, but you feel like in the middle of nowhere . Tropical paradise, with complete privacy. It’s convenient to the restaurants and nightlife of Coral Bay, including my personal favorite, Skinny Legs Bar and Grill (we also favor Miss Lucy’s and Shipwreck), great snorkeling at Salt Pond and Little Lameshur Bay, and an easy drive over the hill to the postcard beaches of Maho and Trunk Bay. We went somewhere each day, but always spent at least half the day at the house. It’s that nice, and the rum is fine any time of year 😉 Catherine is a wonderful host, who gives you your privacy, but is prompt and attentive if you need something. What a spectacular and relaxing vacation. Catherine, we will see you again soon.
Don’t stay here, we want it all to ourselves 😉
Stayed December 2015
This was our 5th year in Coral Bay, all in houses managed by Catherine, and this one is our new go to house. The views are unbeatable, it is very easy to get to, the driveway is a bit steep, but that is why you need a Jeep in St. John. The house was clean and well equipped. The new Weber Grill was fantastic, and I suspect that Cathy will have a bigger coffee maker for us next year. There is another house next door with a permanent resident who we never got a chance to meet and never heard, but there is no real sight line other than out at the driveway, so privacy is still great.
Did I mention the views, both day and night.
The layout of a bedroom on either side of the main living space makes it ideal for privacy if traveling with others or kids. Again, location is perfect as it is just up the hill from the main road (1 minute drive after turning) without all the winding back and forth of other houses we have stayed at, yet surprisingly, none of the road noise we have experienced at others.
Highly recommend this house.
